What to check on a New York City DSCR deal

  • Rentals don't get New York's STAR exemption, so expect a tax bill above what an owner-occupant pays.
  • Rates vary by town and school district even within a county. Use the actual tax bill or assessment for the address.
  • Many New York cities require rental registration or inspections. Check the rules before you close.
  • New York City taxes 1–3 family homes far more lightly than buildings with four or more units, which are assessed at a much higher ratio. A 4-unit's bill can be several times higher. Co-ops usually can't be financed with DSCR loans.
