The short version

1. Who we are

Lendworthy is operated by Lendworthy LLC (“Lendworthy,” “we,” “us”), based in Duval County, Florida. These terms apply when you use lendworthy.us, the Lendworthy DSCR calculator, or buy a deal report or the Investor plan. By using Lendworthy, you agree to these terms. If you don’t agree, don’t use Lendworthy.

We’re not a lender, mortgage broker, appraiser, or financial, tax or legal adviser. We don’t make loans or arrange financing. Nothing from Lendworthy is a loan offer, a pre-approval, an appraisal, or a promise that any lender will approve a loan or offer particular terms.

Each lender sets its own guidelines, and DSCR requirements vary between lenders and loan programs. Our lender check reflects common DSCR guidelines, not the decision of any specific lender.

4. Estimates and your responsibility

Reports rely on the terms you give us, public listings and third-party data sources, which can be incomplete, out of date or wrong. Market rent, taxes, insurance and other figures are estimates, and an appraisal, a lender’s underwriting or real-world costs may differ. We prepare reports with the help of AI research tools and review them before delivery, but we can’t guarantee they’re error-free.

You’re responsible for your investment and financing decisions. Verify anything important with your lender, appraiser, insurance agent and other advisers before you rely on it.

5. Orders, pricing and delivery

Prices are shown in US dollars on our website. Payments are processed by Stripe, and by completing checkout you authorize the charge. We aim to email your report within 1 business day of payment. If we can’t find enough reliable data to produce a useful report, we’ll tell you and refund you in full.

6. Investor plan and automatic renewal

The Investor plan costs $49 per month, billed in advance. It renews automatically every month at the then-current price until you cancel. If the price changes, we’ll email you before the new price applies so you can cancel first.

You can cancel anytime online using the link in your receipt email, or by emailing support@lendworthy.us. Cancellation stops future renewals, and you keep access until the end of the period you’ve paid for.

“Unlimited reports” covers properties you’re genuinely evaluating for your own investing. We may limit use that looks like reselling reports or automated bulk requests, and we’ll contact you first if we do.

7. Refunds

Our refund policy explains when you can get your money back, including our 7-day satisfaction refund on deal reports.

8. Using your report

Your report is for your own use in evaluating the property. You’re welcome to share it with your lender, broker, partners and advisers for that deal. Don’t resell reports or present them as an appraisal. Lendworthy keeps all rights in the website, the calculator and the report design.

9. Acceptable use

Don’t use Lendworthy to break the law, submit information you know is false, scrape or copy the site in bulk, interfere with how it runs, or try to access systems you’re not authorized to use.

10. Disclaimers

Lendworthy is provided “as is” and “as available.” To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, merchantability and fitness for a particular purpose.

11. Limitation of liability

To the fullest extent the law allows, Lendworthy isn’t liable for indirect, incidental, special or consequential damages, or for lost profits, lost deals or the results of financing and investment decisions. Our total liability for any claim relating to Lendworthy is limited to the amount you paid us in the 12 months before the claim.

12. Changes to these terms

We may update these terms. When we do, we’ll change the date at the top of this page, and we’ll email Investor plan members about significant changes before they take effect. Using Lendworthy after an update means you accept the new terms.

13. Governing law

These terms are governed by Florida law. Disputes will be handled in the state or federal courts located in Duval County, Florida, except that either of us may bring a qualifying claim in small claims court.
